Sustainable design and construction practices, once a niche specialty, are now moving into the mainstream of commercial building construction and design.  While LEED and other third-party "green building" certifications have held appeal for reasons of sustainability and energy conservation, the stakes are increasing.  The federal government and an increasing number of state and local governments now mandate green building practices for public design and construction.  Additionally, a variety of state and federal incentives for energy efficiency and sustainability measures are now making green design and construction not just a "feel good" luxury but an important financial benefit for many private owners.
